Renting in Bangkok: from viewing to move-in

Bangkok has a generous rental market, which is both a gift and a problem. There is a lot to see. A little structure turns a tiring search into a few good viewings and a home that fits.
Start with the life, not the listing
Before looking at apartments, it helps to be clear about the everyday: where you work or study, how you move around the city, schools if you have children, and how much quiet you need at night. A beautiful unit an hour from your office in traffic rarely stays beautiful.
Typical lease terms
Most residential leases in Bangkok run for one year. Shorter terms exist, usually at a higher monthly rent. A common arrangement is a security deposit of two months’ rent plus the first month paid in advance, with the deposit returned at the end of the lease after an inspection.
Many condominiums are rented fully furnished. Electricity and water are usually paid by the tenant according to the meter, while common area fees are usually covered by the owner. It is always worth confirming this in writing.

Viewings that tell you something
Visit at the time of day you will actually be at home. Listen for traffic and construction, check the water pressure, open the windows, and look at how the lobby and common areas are kept. The building matters as much as the unit.
Before you sign
Read the lease in a language you understand. Agree an inventory with photos on the day you move in, so the return of your deposit is simple. Make sure it is clear who to call when the air conditioning stops on a Sunday. If you would rather not chase it yourself, Avera Living home services can take care of cleaning, air-con service and small repairs.
How we help
We shortlist a few homes that fit, arrange the viewings, help with the lease and stay close after you move in. If you are relocating, Avera Living takes care of the practical side, from internet and cleaning to a bank account and a local SIM.
